Chu & Gassman is proud to introduce consulting services in the fields of sustainability and green building practices. Our team of seven, and growing, LEEDŽ Accredited Professionals provides consulting services with the drive for the application of new, emerging sustainable building technologies and is backed by the firm's 29 years of design and construction experience.
Chu & Gassman is a member company of the US Green Building Council, as well as a Sponsor of the New Jersey Chapter, and is capable of providing a wealth of knowledge and experience in the applicability of sustainable building practices to your projects. Our Engineers will realistically apply the US Green Building Council's LEEDŽ Certification process to projects without compromising the original design intent or adding unwarranted additional scope.
We at Chu & Gassman are aware that we should all be striving to save energy and natural resources wherever possible in an effort to attain a sustainable symbiotic relationship with our environment. We are also committed to finding the best value for our clients based on their budget and scope requirements.

Our services include:
    LEEDŽ Project Management
Chu & Gassman is able to provide project management support for a wide range of services to help projects meet LEEDŽ requirements at whichever level of certification best suits our client's needs. We are well versed in the latest projects, strategies, news, and technologies.
Facility Management Support / Energy Reduction Consulting Services
Chu & Gassman will work with your facilities' management team to identify, and implement, strategies to reduce the overall energy profile of your building, and create a healthier energy efficient environment for the space occupants.
    Design Consultation and Technical Services
Chu & Gassman's Green Building Consulting Service is a comprehensive, professional resource that will meet your unique consulting and technical needs, regardless of the type and scope of the project, or level of LEEDŽ Certification that you are trying to attain.
Sustainable Design Reports, Studies, and Guidelines
Our team of engineers is able to survey existing buildings, or review new design projects, and produce any reports, studies, and guidelines that are applicable to introduce or emphasize sustainability to the design and operation of the projects.
    Design Charrette Facilitation
Our team can host and lead design Charrettes, which facilitate sustainable building practices from the kick-off of the project. From inception through completion, the basis of design documents and objectives in sustainability will be realistically applied, which will result in ease of registration of your project with the USGBC.
    Specification Assistance
Our engineers can help operation and design professionals specify a broad range of sustainable materials and equipment for use in design and currently operating buildings. We are able to integrate LEEDŽ requirements into the all of the project documentation in an effort to ensure compliance by Contractors.
    Commissioning Authority (CxA)
Our Engineering staff will provide Commissioning Authority services that are required throughout a LEED project by providing secondary and QA/QC reviews of the design intent, design documents at each submittal phase, and during construction through the review of shop drawings and required performance based submittals.
Mechanical, Electrical, Plumbing, and Instrumentation Design Services
Our green consulting services, combined with our mechanical, electrical, plumbing, and instrumentation design services can provide a complete package of high performance building systems in an effort to attain realistic goals in sustainability. Our twenty nine years of experience in these engineering disciplines ensures that our client will get the results that they require.
    Building Energy Analysis
Our Engineering staff can provide Energy Modeling services using one of several programs at our disposal, depending on the scope of the project. Our modeling services can produce documentation required by the LEEDŽ Certification process, or other documentation as requested by the client. The energy modeling may be utilized to optimize building designs, or system types and implementation strategies in order to maximize the value and minimize the energy consumption of the proposed project.

Our projects include:
New Jersey SCC Elementary School No. 5
East Orange, New Jersey
Contract No. ES-0018-Z01
Chu & Gassman is responsible for the design and commissioning of the HVAC, Electrical Power Distribution, Lighting, Fire Protection, and Plumbing systems for a new Elementary School in East Orange New Jersey. This new school is to accommodate 567 students from Pre-Kindergarten through the 5th Grade. The three (3) story, 81,470 sq. ft. facility will feature Science, Computer, Writing and Speaking Laboratories, Art and Music rooms, Cafeteria, Auditorium, and a Gymnasium.

The HVAC design incorporates high efficiency modular condensing boilers to provide hot water for building heating systems while operating at peak efficiency at part load conditions. The buildings heating system consists of perimeter hot water fin tubes, hot water coils in roof mounted air handling units, and unit heaters in the gymnasium.

In order to take advantage of clean burning natural gas in the summer and minimize the use of electricity during peak demand times, the building's air conditioning system consists of a direct fired absorption chiller plant to provide cooling water to the roof mounted air handling units. Fans and pumps utilize the flexibility of variable frequency drives to further increase the energy performance of the building. The building is designed to be 100% CFC free with small ceiling mounted air conditioning units located in the electrical and computer rooms operating on green refrigerants.

All occupied areas are provided with variable air volume systems in order to provide greater control for occupant comfort in the building. In conjunction, the ventilation system is designed to provide superior indoor air quality during and after construction.

Lighting design throughout the building complies with or exceeds the ASHRAE 90.1 standard required Lighting Power Densities. In addition, advanced lighting controls were utilized throughout the building in order to eliminate wasted electricity in perimeter spaces that can utilize natural day-lighting. Occupancy sensors have been specified to further save energy in intermittently occupied spaces, or in situations where occupants have left the space with the lights on.

The plumbing design is in accordance with the National Plumbing Code and International Building Code to provide high efficiency and the most economical facility. The plumbing design incorporates low flow fixture units and metering valves to reduce water consumption and reduce the impact to the municipal waste water treatment. The complete plumbing system includes: gas, water supply, waste, roof drainage, and fuel oil piping.

The fire protection system is designed in accordance with the International Building Code, local requirements and the NFPA related code. The fire protection system includes: sprinklers for the whole building, standpipes in the stairways, a deluge system, fire pump, and a chemical fire suppression.

Chu & Gassman also performed a building energy simulation using VisualDOE 4.0. By constructing these computer models, energy savings totaling 20% above the ASHRAE 90.1 Budget Building Design will be realized following the commissioning of the building.

Overall, the building facilities have been developed to achieve a minimum of 26 LEED credits and attain a LEED Certification from the US Green Building Council.
