& Gassman, consultants for renovation
and modifications to this 35-story property
owned by BBH, made a review of the building's
electrical distribution system. We then
provided the design of various modifications
to improve electrical power distribution
to the current computer systems, as
well as an evaluation of the building's
mechanical and HVAC systems. Modifications
and changes by other tenants were also
reviewed prior to implementation. Emergency
power distribution tests were performed
to ensure the building would be able
to function normally under Con Ed blackout
condition. One of the major renovations
involved removal and replacement of
building steam traps. At the conclusion
of this program steam utilization in
the building was substantially reduced.

Chu
& Gassman designed electrical, HVAC,
plumbing and fire protection systems
for this project that completely renovates
approximately 30,000 sq. ft. of the
building.
The entire 5th floor was gutted and
provisions made for five new air-handling
units for heating and cooling by tapping
into the central boiler and chiller
plant. A new DDC control system was
designed to operate the heating and
ventilating units and tie into the building
management system (BMS).
The project also included a complete
fire sprinkler system and standpipe
system using latest NFPA Codes.
All toilet facilities and drinking fountains
were replaced in compliance with ADA
requirements. |
